We’re thrilled to report continued strong leasing results despite facing the toughest market conditions in years. In the first two weeks of May, the Hart Estate Agents team leased 13 properties, just down on our average of 15. This is an outstanding result given the environment in which we’re operating.
To put it in context, the average days on market for a rental property right now is 34; increasing to a whopping 50 days in the eastern suburbs. In short, stock levels (the number of properties for rent) are enormous, which means that tenants have their pick of homes to choose from.
Principal Alex Hart says our strong results are no accident.
“They flow from concerted teamwork and creativity,” he says. “As a team, we look at every property to make sure it is being offered in the best way possible. Our aim is to get people through the door – which is not as easy as it sounds, when prospective tenants have so many properties to choose from. Once we get people in the door, we aim to do deals and get our properties leased to the best quality tenants as quickly as possible.”
According to Alex, success comes from constantly asking the right questions:
- Is the property being offered correctly?
- What changes can we make to increase its appeal and make sure that tenants put it on their inspection list over others on the market?
- Is the presentation right?
- Is it priced correctly?
- What incentives can we offer to close the deal?
