NSW Budget Disappoints First Home Buyers

The NSW Budget was delivered this week on 18 June 2013.

As expected, it failed to reinstate the First Home Owners Grant for existing properties, although the First Home Owners Grant on new homes was extended to 1 January 2016 (it was due to be reduced to $10,000 on 1 January 2014).

For real estate industry group REINSW, the Budget represented a missed opportunity to reinvigorate the property market. Not only is … Read the full post »

Rental market weakens markedly

For months we have been telling you about the tight rental market and very low vacancy rates throughout Sydney. Those looking for a place to rent in Sydney’s prestigious eastern suburbs often faced fierce competition to secure a suitable property. Well presented and well priced properties rented very quickly, often before the first open.

We are facing a very different market today. In a relatively short time frame, the rental market … Read the full post »

Our top 10 tips for renters

With low vacancy rates the norm in Sydney’s rental market, finding a new palce to live can seem daunting. It’s especially tough to turn up to an open for inspection to find 10 or more other prospective tenants, completed application forms in hand, all vying for the property.

Does your home or investment property have a pool? All swimming pools in NSW must be registered by 29 October 2013

If you own a NSW property with a swimming pool, you need to be across the latest amendments to the Swimming Pools Act 1992. Owners of properties with a swimming pool must register their pools online by 29 October 2013.

The definition of swimming pool is very broad, and would include a spa pool, and even an above ground portable pool. This raises compliance issues for landlords because a tenant could install a … Read the full post »

Sydney rental vacancy rate hit 12 month low in April

The Sydney residential rental market contracted for a third consecutive month in April, according to REINSW data. Vacancies in the inner suburbs of Sydney (0-10km from CBD) were down 0.1 per cent to 1.6 per cent in April.

However, our experience is that things have softened slightly in May, which is consistent with seasonal trends as winter descends on our beach-side suburbs. As always in the east, well priced and … Read the full post »

Make big $$$ Rent out your home as a holiday rental … Or maybe not

If you live in the eastern suburbs of Sydney (and perhaps elsewhere) you’ll have noticed that an increasing number of people are renting out their residential homes as holiday rentals. It seems that every second day someone tells me how much money they have made leasing out their North Bondi or Rose Bay house for a four week period over Christmas and New Year. While there is some hassle involved (cleaning … Read the full post »

NSW Government releases White Paper – A new planning system for NSW

A couple of weeks ago, we wrote about the NSW Government’s proposed reform of planning laws. The changes aim radically to transform the system of planning in this state. As always, the devil is in the detail, and the implementation (which will be difficult).

On 16 April, the Government released its White Paper on the reforms. There will be public consultation on this document until 28 June.

Given the significance of the proposed … Read the full post »

Property management update

We’ve had a great start to the year in leasing. There are an unusually high number of people looking to rent for this time of year, so well presented properties are leasing quickly to quality tenants. Our hard working leasing agent, Sophie Tesoriero, says this is the busiest February in rentals she has experienced. Twelve of her properties were leased after only one open for inspection, all bringing excellent rental … Read the full post »
